Write a clear search brief

Specify your total budget, preferred areas, bedrooms, intended use and timing. Separate essentials from preferences. Explain what would rule out a property, such as stairs, noise or reliance on a car. This helps make the first recommendations more relevant and reduces unnecessary viewing appointments.

Request a guided live video viewing

A promotional video will not answer every question. Ask for a live walkthrough showing access, views, storage and connections between rooms. Request pauses at details that concern you and include outside spaces. Cameras can distort dimensions, so compare what you see with plans and measurements.

Explore the surroundings

Ask about nearby works, services, access and everyday journeys. Confirm orientation and request images at different times if daylight is important to you. Where possible, arrange an in-person visit before deciding: noise, slopes and the feel of a neighbourhood are difficult to assess through a screen.

Separate selection from verification

An agent can coordinate information and viewings while your independent lawyer checks documentation and transaction terms. Verify identities and any payment instructions through an established contact channel. Do not send sensitive documents or money solely because an unexpected message asks you to do so.

Plan a focused visit
