Nueva Andalucía offers more than golf-front villas. Compare the residential streets around Golf Valley with La Campana’s urban setting and the Centro Plaza surroundings, then choose the home that supports your everyday routine.

Start with three different settings
Nueva Andalucía is part of Marbella, inland from Puerto Banús. Golf Valley describes the residential and sporting area around courses such as Aloha, Las Brisas and Los Naranjos. It is a useful starting point, but it does not describe every street or tell you how easily you can reach a shop.
For this guide, “town living” means the more urban streets around La Campana and convenient commercial locations within Nueva Andalucía. It does not mean Marbella’s old town. Compare a Golf Valley address, a La Campana address and a home near Centro Plaza before deciding which version of the area suits you.
Golf Valley: put the outlook beside the daily journey
Start around Aloha, Las Brisas and Los Naranjos if you want to compare homes near golf courses, gardens and residential complexes. The shortlist can include apartments, townhouses and detached villas; a Golf Valley address does not guarantee a golf view, privacy or a large plot.
Walk from the actual entrance to the services you would use. Gradients, indirect roads and the position of pedestrian access can turn a short map distance into an inconvenient errand. Test the drive to school or work at the relevant time, and check golf membership or visitor access directly with the club rather than assuming a nearby home includes it.
La Campana: test an ordinary weekday
La Campana is the useful counterpoint when local errands matter more than a golf outlook. Explore the streets around Avenida Miguel de Cervantes and decide whether the food shops, cafés and services you actually need are convenient from the candidate building.
The council confirmed that the new Nueva Andalucía health centre opened on 17 March 2026 to serve the La Campana area. The municipal tourism directory also lists Polideportivo La Campana on Calle Torrente Ballester. These are practical reference points; confirm healthcare registration and sports access separately. Their presence does not guarantee eligibility, an appointment or a particular class.
Centro Plaza: a commercial anchor, not a whole neighbourhood
Centro Plaza is at Avenida Manolete, 1. Use it as a fixed meeting point to compare surrounding apartments and their connection to shops and businesses. A home near a commercial centre can support a different routine from a home further into the golf streets, even when both listings say Nueva Andalucía.
If Puerto Banús or the beach is part of your daily plan, walk the full permitted route, including the crossing of the A-7 corridor. Check pavements, crossings, slopes and the return journey. Do not infer an easy beach walk from a straight-line distance or the phrase “close to Banús”.
Compare the complete home and running costs
For an apartment, check the lift route from the garage, terrace privacy, bedroom outlook and communal facilities. For a villa, add garden, pool and exterior maintenance to the budget. Compare actual annual charges and planned works; a neighbourhood label cannot tell you which home is cheaper to run.
For golf-side homes, ask about course maintenance activity, the position of play relative to the garden and boundary arrangements. For urban apartments, listen for deliveries, traffic and nearby venues with the windows open and closed. Neither an inland address nor a high floor proves that a bedroom will be quiet.
Use one viewing brief for all three areas
Give each property the same test: reach the entrance, park your own type of car, carry shopping from the nearest suitable shop and check the route to your main weekday destination. Revisit a favourite in the evening before choosing it on the strength of a daytime viewing.
Choose Golf Valley if the particular home’s space and setting justify its travel demands. Choose a more urban location if being close to daily services matters more. If you want a traditional town centre as a separate alternative, compare San Pedro Alcántara too. No. It describes the golf-focused residential setting; La Campana and the commercial surroundings of Centro Plaza offer different reference points within a wider search.
Does buying beside a golf course include membership?
Do not assume it does. Ask the club about access and fees, and ask the seller to document any specific right claimed to accompany the property.
