How Much Does It Cost to Buy Property in Spain?
Your purchase budget should include the price, transaction taxes, professional fees and a reserve for ownership. The correct calculation depends on the property and your circumstances.

Separate price from total acquisition cost
An asking price is not an all-inclusive budget. Build a worksheet with separate lines for the agreed price, taxes, legal advice, notary and registration, financing, currency transfers, furnishings and immediate works. Record who supplies each estimate and when it was checked. A round allowance can help early browsing, but it should be replaced by a written calculation before commitment.
Keep a contingency outside the amount needed for completion. An unexpected repair, bank valuation gap or transfer delay should not leave you unable to complete. Where several people are buying, agree how contributions and ownership will be documented with your adviser.
New-build and resale taxes
The Junta de Andalucía distinguishes purchases subject to transfer tax from transactions involving VAT and potentially stamp duty. The transaction's actual tax classification matters more than an advertising label. A recently renovated resale is not automatically taxed like a developer's first delivery. Confirm the applicable treatment, taxable base and any eligibility conditions with your adviser.
Tax arrangements elsewhere in Spain may differ from Andalucía. Even within the same region, a reduced treatment can depend on conditions that should not be assumed. Check current official guidance for the date of purchase. Do not mistake an advertised price excluding taxes for the amount you must have available.
Professional and financing expenses
Ask for itemised quotations and clarify whether VAT, disbursements and post-completion work are included. Legal advice, a technical survey and a lender's valuation serve different purposes. A bank valuation does not replace a detailed condition inspection or your lawyer's legal review.
For a financed purchase, request the lender's full personalised explanation of initial and ongoing costs. Compare interest, linked products, repayment conditions and the amount you must contribute. Do not assume all mortgage-related expenses are payable by the buyer or all are included in the loan. International transfers also need comparison of the exchange rate and total charges, not just the headline transfer fee.
Costs after you receive the keys
Request evidence of community charges, local property tax, waste charges where applicable, utilities and insurance. Ask about planned exceptional community expenditure. For a villa, add garden, pool and equipment maintenance. For a new development, an early operating budget may differ from the eventual cost once the community is established.
Furniture, internet, locks, minor repairs and travel for handover are easy to omit. If you intend to rent, prepare a separate operating budget for management, cleaning, vacancy and replacement items. Purchase affordability and rental profitability are different calculations.
Use scenarios rather than a universal percentage
Prepare a base case and a more cautious case. Change the expected works, financing contribution and exchange rate assumptions. The exercise shows which uncertainties matter most without pretending to predict the final bill. Ask your adviser to identify which figures are fixed quotations and which remain estimates.
